SERVICES AND FEES: All Fees and Charges Are subject to VAT at the prevailing rate.

INITIAL SET-UP:
Includes marketing and advertising the property, erecting a board, carrying out accompanied viewings, finding suitable tenants, completing refencing (ID checks, Right-to-Rent checks, Credit check, obtaining references from current/previous landlords and employers, assessing income and employment status, as well as contract negotiation, amending and agreeing terms included the drafting and execution of all legal contracts and documents. £330.00
ADDITIONAL TENANTS REFERENCING:
Permitted Occupiers and Guarantors (Covering all referencing Credit checks, preparing a Deed of Guarantor as part of the Tenancy Agreement) £100.00
TENANCY DEPOSIT REGISTRATION:
Collect, protect and transfer of tenancy deposit to the relevant deposit protection scheme, provide tenants with Prescribed information, scheme booklet and terms & conditions. £36.00
UTILITIES AND COUNCIL TAX:
Transferring Gas, Electric, Water utilities bills and council tax liabilities on start and end of tenancies, record and store related data and deal with disputes. £36.00
INVENTORY CHECK IN SERVICE:
Including (Photographic Inventory, recording utility meter readings and hand over to tenant) (INCLUDED FREE WITH FULLY MANAGEMENT SERVICE) FREE
INVENTORY CHECK OUT SERVICE:
Including (Checking property for damage, record utility meter readings, hand over from tenants) (INCLUDED FREE WITH FULLY MANAGEMENT SERVICE) FREE
TENANCY RENEWALS:
Negotiation, amending and agreeing term, drafting and execution of new legal contracts and documents.
(6-12 Month Agreement) £100.00
An additional Fee of £50 PA for every tenancy over 12 months and up to 36 months.
Notice of Possession:
Drafting and executing of Section 21 and section 8 Notice. £100.00
Deposit Dispute:
Dealing with any tenant deposit disputes and if required submitting Statutory declaration with the Deposit scheme. £100.00
Additional services:
(Arranging non-routine maintenance as required)
Should you require any none-routine maintenance or repairs. Any maintenance or work arranged is charged at 10% with the minimum of £30 and maximum of £200 this covers the costs of arranging access and assessing & negotiating costs with any contractors, issuing works orders, ensuring completion of works, retaining any warranty or guarantee and processing payment.

(Protection of Deposit)
Protect and Transfer Deposit:
Includes collecting from the tenant the deposit money protection of the deposit, drafting the Prescribed information, transferring the deposit via bank transfer to the relevant deposit protection scheme then transferring to the landlord’s scheme account. £60.00
Protect and Retain:
Includes collecting from the tenant the deposit money protection of the deposit, drafting the Prescribed information, transferring the deposit via bank transfer to the relevant deposit protection scheme, retaining the deposit in our scheme account for the duration on the tenancy term. £80.00
(Check in Service) Check in and key hand over:
includes agreeing and arranging a suitable appointment time with the tenants to complete the check into the property, arrange for all signatures of tenants and/or guarantors, provide the tenants with all legal paperwork, check in check list, standing order mandate, provide utility meter readings, inventory and keys. £120.00
(Check out Service) Check out tenant: This includes a pre-check out property visit and assessment to advise tenants of any repairs or reinstatement that may be required prior to vacating, arrange and attend the final check-out, record any damage or necessary repairs against the original inventory, agree and negotiate disbursements of the security deposit, record utility meter readings, complete hand over from Tenant(s). Unprotect and return any undisputed security deposit. £150.00
