Step 1 – Valuation

Step 2 – Selecting the right Agent for you

 

When choosing an estate agent, you will need to consider their opening hours, their viewing availability, whether they have a high street presence and the type of marketing your property will receive.  All these are critical to ensuring your property receives the right exposure and you achieve the price maximum price.

 

Step 3 – Preparing your property

 

Most people have heard the saying ‘First Impressions Count’ and during the selling process, this couldn’t be truer.  Getting the presentation of your property right is very important; cutting the grass, adding a lick of paint where necessary, decluttering rooms, addressing any outstanding DIY jobs or removing litter from the front garden.  All these contribute to help deliver the best first impression.

 

Once you are ready, one of our property photographers will take photographs, measure rooms, prepare floor plans and complete a property description all during one visit.

 

Step 4 – Marketing & Viewings

 

To find your perfect buyer you will need your property to be given the maximum exposure.  When you instruct Hall Properties to sell your property, you will benefit from our comprehensive marketing package which includes a ‘For Sale’ board, Social Media and Property Portal adverts, High Street and Online Window Brochures and sending Property Alerts to our active Buyers List.

 

Our offices are open 9am-5pm Monday to Thursday and 9am-4.30pm Friday.  In addition we have a website that is available 24/7, amongst all available properties it contains a wealth of information; we have an online buyers registration form and aim to complete viewings within 48 hours of their registration.

 

We offer all vendors accompanied viewings, which gives us the opportunity to use our expertise in answering buyer’s questions and help sell your property.

 

Step 5 – Receiving and agreeing an offer

 

As soon as an offer is received from a buyer we will notify you immediately.  We will detail any special conditions of the offer and we will check the buyer’s ability to proceed before you decide whether or not to accept the offer.

 

Once you accept an offer, we will do the following:

  • Write to all parties to confirm the agreed purchase price
  • Ask you for confirmation of your solicitor’s details
  • Prepare a memorandum of sale

Your solicitor will send out a draft contract to the buyer’s solicitors who will then carry out preliminary enquiries.  During this stage you will agree dates for a survey on your property, exchange of contracts and can propose a date of completion.

 

Step 6 – Exchanging contracts

 

Once any queries have been confirmed and agreed by all parties, then the exchange of contracts can occur.  This process is handled by all parties’ solicitors and a date to exchange contracts will be set.

 

Once the contract has been signed by all parties the buyer’s deposit, which usually equates to 10% of the purchase price, will be paid in the form of a banker drafts or electronically transferred to the seller’s solicitors.

 

Now a date for completion can be mutually set by all parties.

 

Step 7 - Completion

 

Completion is when the remaining monies are transferred from the buyer’s solicitor’s to your own solicitor’s account.  Once the monies are cleared in your account we will release the keys.  Congratulations, your property has now been sold.
