Step 1 – Register your interest
The initial steps to finding the right property is to register your interest with us by either calling us on 01325 351212, completing our online registration form or visit our Branch to discuss your requirements with one of our property agents.
We have many properties to choose from and with our help, we can assure you are looking in the right locations, for the right property.
Step 2 – Searching for the right property
Once we have discussed your requirements you will receive a list of properties which match your criteria. We will also keep you up-to-date with the property alerts of the latest properties being marketed.
Step 3 – “Is that property fully managed?”
Most tenants will insist that their rented accommodation is fully managed by us.
Fully managed properties that receive Hall Property Management Service give you, the Tenant, peace of mind knowing that if you have an issue, then you can contact our office to report issues and know it will be attended to. You can feel assured that the property is fully compliant with all safety regulations (e.g. Electrical Safety, Gas Safety, Furniture & Furnishings Acts, etc.).
Step 4 – Viewings
In order to prevent any disappointment, we strongly recommend an early viewing. We will meet you at the property and be available to answer any questions that may arise during the viewing.
Our office is open 9am-5pm Monday to Thursday, and 9am-4.30pm Fridays. We are available for viewings on Saturdays, Sundays and Bank Holidays by appointment only.
Step 5 – Application
Once you have chosen a suitable property you will be required to complete a tenant application form where you will provide details for your references (e.g. current/previous landlord, employer, etc.). From time to time we may ask you to use a guarantor to support your tenancy and they will be required to ask them to complete a guarantor application form.
When submitting your application forms we will check through the contents to ensure we are happy to proceed before you part with any money. You will need to supply forms of verification to prove your identity, address, income and property ownership (guarantor only).
Once we are happy with the application form contents, we will ask you to pay the relevant application fee (please see ‘Tenant Fees’ section of our website for further details). We will agree a planned commencement date. We will then complete a credit check, collect references from your referees and once received, we will send the information to the landlord for their approval.
Please note that all tenancies are subject to satisfactory references and landlord approval.
Step 6 – Holding deposit (if applicable)
Tenants will occasionally request to start their new tenancy more than 2 weeks into the future. In this event we will insist that the prospective tenant pays a Holding Deposit (usually 50% of the 1st month’s rent) against the property.
Upon receipt of the Holding Deposit, we will stop actively marketing the property, show no other tenants around the property and hold the property until the agreed planned commencement date.
We would expect the tenancy to start on or before the planned commencement date otherwise the Holding Deposit would be forfeited and the property be available for all to rent again.
Step 7 – Completion
Upon completion of satisfactory landlord approval, we will invite you into the office to complete the following:
Once the paperwork has been completed and monies paid, we will issue you with 2 sets of keys and contact details for future reference. Congratulations, you can now move into your new home.
